Mortgage In Principle
Typically you will first need a mortgage in principle to place a firm interest in one of our new build homes.
This is obtained by working with and qualifying your income with your high street bank or a mortgage broker to obtain a best principle offer of the type of mortgage funds that would be available to you.
Choose Your Home
You place the reservation deposit of £500.
This is a non-refundable reservation fee for your chosen plot. Buying 'off-plan' is slightly different to purchasing a home on the open market as the house is not yet build.
An expert will provide a valuation in due course on the comparable homes in the area by looking at our plans and where the home is located.
Your Choices
You receive an options, choices and extras document to review.
You select the options and extras that suit your needs for your home.
You must be able to afford to purchase the options at selection. Proof of funds may be required.
Mortgage Offer
Typically you will have a mortgage offer for three - six months.
It is your duty to ensure your mortgage offer is valid up until legal completion.
Exchange
Exchange should be done within a maximum of 6 weeks.
Usually around five to six weeks before your home is finished we’ll get in touch to let you know of your legal completion date.
Buying Assistance
If you are using the Help to Buy scheme you must ensure this application has been submitted with your mortgage approval to meet the asking price of the property.
Do this with your mortgage advisor.
Build Completion
As we build in ‘phases’ it is not always possible to give you a 100% accurate finished completion date.
We will always try to predict this for you.
Move In
The big day arrives! You move in with minimal disruption.
It is common practice for house builders small and large to place infrastructure such as roads, telecoms and drainage in to parts of the development at short notice.
This is part and parcel of buying new build homes. We try to minimise disruption.
